Brand Spanking New! 2025
The park is newly constructed and welcomes its first guests in the summer of 2025. For decades the property was a corn field adjacent to the pristine and unique tailwaters of the Watauga River and has now been transformed into a state-of-the-art RV facility. These tailwaters are an integral part of the Tennessee Valley Authority power generation system ensuring a constant supply of controlled water flow which creates an ideal ecosystem. This translates to the best trout fishing in the Eastern United States as well as access to family friendly river rafting and other activities.

The park offers guests modern amenities such as a dedicated fiber loop that provides exceptional connectivity, a laundromat, and upscale bath house facilities with private showers and dressing rooms.
Spacious common areas include 600 feet of river access, two large decks at the river's edge complete with community fire pits and chairs for chillin' by the river, and over 1.5 acres of infield green space.
A camp store, pet park, frisbee golf, corn hole, and playground are also available to guests. And by the way, for all you step conscious campers 4 laps around the park loop, and you've completed 1.2 miles!
