Rules and Policies

  • Check In/Out

    • Check-in time 2:00 PM

    • Check-out time 12:00 PM

    • On the day of your arrival, you can call, check in electronically via reservation confirmation email, or in person at the front office during business hours

  • Payment and Cancellation Policy

    • 50% deposit is due upon booking your reservation

    • 14 days prior to arrival date full payment is due; the card on file will be charged, if unable to charge the card for the balance, the reservation will be canceled

    • 30 days prior to arrival date; full refund of deposit less $25 service charge

    • 15 to 29 days prior to arrival date; 50% of the deposit refunded

    • 14 days or less prior to arrival date; no refund

  • Park Rules

    Park Rules

    • Aggresive or illicit behavior will not be tolerated; guest will be asked immediately to vacate the premises at the sole discretion of park management 

    • Quite time 11:00 PM - 8:00 AM

    • Garbage must be placed in dumpters; cannot be left outside at RV site

    • Maximum speed limit of 7 mph

    • Smoking is prohibited in any park building

    • Cigarette butts must be placed in the trash; this includes around your site and anywhere within park property

    • No discharge or use of firearms or fireworks

    • The use of generators is prohibited, except as authorized by the park in emergency times of power outages
  • Campfires

    • Allowed in designated fire pits only

    • Must be attended by an adult at all times, otherwise extinguished

    • Must be kept under control and of reasonable size
  • Occupancy/Vehicles

    • Maximum of six (6) people; one (1) RV; and two (2) vehicles per site; for exceptions contact management

    • No parking on the street or on the grass

    • Park only at your site; designated overflow parking is provided

    • No major repairs of vehicles or RVs allowed 

  • General Site Appearance

    • All RVs must be well-kept and in good condition; we reserve the right to refuse entrance based on condition; if you are concerned please contact us in advance

     

    • All RVs must use jack pads 

    • No tent camping or sleeping in vehicles outside of the RV

    • No additional attachments, accessory buildings, appliances, structures, stairs, skirting, or decking may be used within the park

    • No mats/rugs due to killing the grass

    • Site must be kept clear of objects that would hinder lawn maintenance

  • Child Supervision

    • You are responsible for the safety and conduct of your children, this includes the playground, river, dog park, and all areas within the Riverside RV Park complex

    • Children must be supervised by an adult at all times 

  • River Policy


    THE WATAUGA RIVER IS PART OF THE TENNESSEE VALLEY AUTHORITY (TVA) POWER GENERATION SYSTEM. RIVER FLOW AND DEPTH FLUCTUATES SIGNIFICIANTLY AND UNEXPECTEDLY.  EXERCISE CAUTION AND USE AT YOUR OWN RISK.


    • No lifeguard or supervision is provided at the river; use at your own risk

    • Children must be closely supervised while near the water.

    • We recommend the use of floatation devices and life jackets 
  • Pet Policy

    • Allowable pets include dogs and cats only

    • Aggressive and/or noisy pets will absolutely not be tolerated  

    • Management reserves the right to refuse pets based on breed/behavior

    • Current proof of vaccination must be readily available for all pets on-site

    • Maximum of 2 pets contingent on park availability

    • Owner is fully responsible for any damage or injury caused by their pet 

    • A fenced dog park is provided for you to exercise your pet; please read and abide by the posted dog park rules

    • Pick up your pet’s waste immediately and dispose of it properly; this includes around your site and anywhere within park property 

    • Waste bags are located throughout the facility

    • Pets must be on a leash at all times unless inside the dog park

    • Pets may not be left outside unattended

    • Dog pens or dog runs are not allowed
